One place for the whole business.

Maria runs an independent property advisory in Tenerife, with buyers from all over Europe. She didn’t want another portal. She wanted one place to run the business from, and a website that speaks every buyer’s language.

  • A website in 16 languages

    Written once in English and translated on save. A catalogue with live filters and an AI search that understands plain words.

  • A CRM made for property

    Enquiries, one card per person, viewings with feedback, deals on a board and tasks, with every step on one timeline.

  • Matching and personal emails

    For every new listing the system finds the clients who fit and explains why. Maria sends each one a personal email and sees who opened it.

  • A Spanish dossier for every property

    Nota simple, escritura, energy certificate, IBI and more: each one verified and dated, and what is still missing in plain sight.

03 / FOLLOW ONE BUYER

Follow one buyer.

Katrin, from Hamburg, is looking for a villa with a sea view. Here is her path through the system, on real screens.

    She writes from the German site.

    Katrin asks about a villa in German. The enquiry lands in Maria’s inbox with the listing, her language and her consent attached, and a confirmation goes back to her. If the database ever fails, the enquiry is kept safe and still reaches Maria.

    One card, the whole story.

    Every enquiry, call, WhatsApp, email and viewing lands on one timeline. Her requirements (budget, areas, bedrooms, must-haves) live on her card and drive every match.

  4. 04 · EMAIL

    A personal email, not a newsletter.

    Maria reviews the message and sends it only to people who agreed to receive listings, each with their own name and the property card. Delivered, opened, clicked: she sees who is interested. Unsubscribing takes one click.

    Preview & send: Maria’s personal email with the listing card, rendered exactly as it will arrive; all 13 eligible matches selected, each gets the email individually, and the preview shows Katrin’s copy.
    Outreach for the villa: the property email sent the day it was listed, 12 sent — 11 delivered, 8 opened, 5 clicked, 1 bounced — and what happened to each recipient.
  5. 05 · THE LISTING’S PAGE

    Every listing keeps score.

    Each listing has its own page: views, enquiries, emails sent and clicks side by side; who asked, which deal is open, which documents are verified and which are still missing; and everything that happened. Matching clients and the email history are tabs of the same page.

Listings, done properly.

  • Photos in their place

    Drag photos between cover, accents and gallery. Set the focus point once and every crop keeps the view.

  • Published only when ready

    Checks run before a listing goes live, and the last 25 versions of every listing are kept.

  • The Spanish paperwork, in one tab

    Nota simple, escritura, energy certificate, IBI, community certificate and more: 13 document types, each stamped when verified, with the mandate and cadastral data alongside.

  • The address stays private

    The exact address never reaches the browser: the public map shows a 350-metre zone, and location data is removed from every photo.

  • Every place in Tenerife

    All 31 municipalities and hundreds of areas, found with or without accents.

Buyers describe what they want. The AI turns the words into a search and shows three listings with the reasons they fit; if they wish, the brief goes to Maria as a private search. The AI only reads the request: it never sees her clients or private data, and search keeps working without it.

The button already shows how many homes match, before you apply.

06 / BACKSTAGE

What you don’t see.

  • No enquiry is lost

    If the database is unavailable, the enquiry is kept in private storage and Maria still gets the email.

  • Backups that are tested

    The database and files are copied every day, and once a month a restore is tested for real.

  • Works during football blocks

    Photos and maps come from the site’s own domain, so they keep loading when Spanish providers block shared networks during LaLiga matches.

  • GDPR by design

    Consent is recorded word for word, property emails need their own consent, unsubscribing takes one click, and erasing a person removes them everywhere.

  • Found by search engines

    Structured data on every listing, sitemaps in 16 languages, and search engines told the moment a listing changes.

  • AI on a short leash

    It reads words and never decides. Rate limits, a spending cap and an off switch that leaves search working.
